Questions from Property Managers
How much does a repair cost?
The service call is $99 and is waived when you go ahead with the repair. Labor is a flat $199 however long the job takes, plus parts. You approve the full quote before any work starts. Management companies also get net-30 invoicing and volume pricing.
Can you send a Certificate of Insurance before the first job?
Yes. We issue Certificates of Insurance for co-op and condo boards as part of booking. Send us the certificate holder and additional insured names, and we’ll send the COI before the visit.
Do you work with tenants directly?
Yes. We call the tenant to book the visit and keep your office informed of the time.
How fast can you get to a unit?
Our average arrival time is 2–4 hours in Manhattan and Brooklyn, and technicians are available 7 AM–10 PM, 7 days a week.
Do you invoice per unit?
Yes. Each unit gets its own invoice with the address, unit number, appliance, model and serial number, and the repair details.
Can you take work orders through our property management software?
Yes. Add us as a vendor in your software and send work orders the way you do for your other trades, or call or email us if that’s easier.
What happens if a part is back-ordered?
We order the OEM part, tell you the expected arrival date and book the return visit with the tenant as soon as it’s in.
Do you repair shared laundry-room machines?
Yes. We repair washers and dryers in shared building laundry rooms as well as in individual units.
Do you do appliance checks for unit turnovers?
Yes. Before a new tenant moves in, we check every appliance in the unit and repair anything that isn’t working properly.
What does the warranty cover?
Our repairs carry a warranty of up to 90 days. See the full warranty terms.
